Assigned Certifier

We are appointed by the building owner, working closely with the design team and contractor from pre-tender stage to commencement and right through to completion

We administer the BC(a)R process of inspections (both ourselves and others) and the management of all certification & documentation (from all parties in the build process)

We do this using our collective years of experience in the construction industry, our project specific documentation and our bespoke inspection software.

The Certificate of Compliance on Completion is co-signed by ourselves and the contractor

Sub-consultant

We are appointed by the project designer as a sub-consultant/ assigned certifier where the designer will sign the Certificate of Compliance on Completion based on our professional input/ due diligence

Design Certifier

We are appointed by the building owner, working closely with the design team to ensure all tender/ construction documentation complies with the building regulations prior to tender issue/ commencement

Consultancy

We provide advice to a variety of construction professionals in relation to BC(A)R; their meaning and methodology and the systems to be implemented for compliance with the regulations

We also provide consultancy services related to legislative issues and the Building Regulations themselves

Inspections

Inspection services: appointed by ancillary certifiers to carry out their defined inspections on a particular project

We also carry out a variety of other technical inspections on behalf of building owners and construction professionals on a bespoke per project basis

The team

Paul Sweeney
BSc Arch Tech. Dip Arch Tech. Dip PM

Paul Sweeney is an architectural technician and project manager with twenty years experience. A graduate of Limerick Institute of Technology and Heriot-Watt University, he also holds a post graduate diploma in project management from Trinity College Dublin

Paul has worked for many years as a senior technician on many large scale developments for some of Ireland’s top design practices. He has developed the role of Design Manager for two of the largest contractors in the country. In recent years he has performed in the role of client representative for some prestigious clients.

His CV of projects spans the educational, healthcare, commercial, residential, retail and hospitality sectors

Barry Sheehan

Barry Sheehan is an architect with over twenty five years of professional experience. A graduate of the School of Architecture in Bolton Street he also holds a Masters in Professional Design Practice, graduating with first class honours. His experience ranges from small scale residential projects to master planning of cities in the UK.

Barry has been the principal of award winning design practices in Dublin. He was a founding partner in O’Caoimh Sheehan, before starting Sheehan Architects. Whilst in private practice his clients have included Vodafone Retail, Fuji, Viacom Outdoor and CIE.

Barry Lectures in design at the Dublin Institute of Technology. He is chairperson of Design Week and a former president of the Institute of Designers in Ireland.
